How many families now live at Tryon Farm?

About 58; 2/3 are weekenders and some of those spend the whole summer out here, 1/3 are full timers.

What is the process of building at Tryon?

You choose the area and type of house that works for you by seeing the houses we have already built and looking at plans. Then you meet with the architects to make choices, (e.g. cabinets, flooring, etc. ) We start construction once the contract is signed and financing is arranged. Normal time period to do the work is about 8-10 months after the concrete foundation is poured. Then you happily move in.

What do I have at Tryon that is different from other developments?

  • Emphasis on conservation of land, preservation of natural beauty and resources.
  • 120 acres of the 170 acre Farm left open for hiking, views, and habitat.
  • Several wetland ponds, prairies, meadows and woods to roam.
  • Horses, pasture and stables next door.
  • Goats and chickens living in the original farm buildings.
  • Bonfire Circle in the Middle Meadow.
  • Large area with shared garden plots for your use, picnic tables, mowed area for kite flying, baseball, etc.

How are resales?

Most resales have been people selling smaller cottages to build bigger houses here at the Farm. In every case houses have sold for more than the owner paid. Values have steadily increased.

Where and what are the utilities?

Underground we have gas, electric, cable, Michigan City water and constructed waste water wetlands. These wetlands clean the house sewer water in 7 days for farm use and return to the aquifer.

What is my responsibility toward my house?

You maintain the exterior and interior of your house and garage.

Who cares for the land?

First American Mangement Company is the property manager for Tryon Farm and is responsible to all of the Homeowners. First American maintains the road access and provides other common area maintenance. Special projects for wildlife habitats and wetland protection are jointly conducted by homeowners and the Tyon Farm Institute.

How near are the lake, the train, and basic groceries?

Within five minutes driving time.

How is Tryon governed?

Tryon Farm is self-governed by the Tryon Farm Homeowners Association with an elected Board responsible for the overall governance and elected settlement committees responsible for the unique requirements of each settlement.

What is the big cement tower near the harbor in Michigan City?

That tower is the cooling facility for NIPSCO, the local utility company. It is NOT nuclear!
